Section #12 - Your New Home is Yours!
The closing process normally takes place at the title company. Your lender either comes to the title company or sends the coduments to the title company. The title company representative will carefully guide you through the closing and title insurance documents. Once you have completed this review, signed the appropriate documents, and delivered the check to reconcile the balance of your Home Purchase Contract, you'll be presented with the keys to your new home! Title Insurance guarantees that the home you have purchased is safely yours. It protects you agand other interests against the property, mechanics' liens, and survey coverage for the property. Your lender will insist on title insurance to protect the loan. As a homebuyer, you should also insist on owner's title insurance to protect your investment. Title insurance is a unique form of protection, and the premium is minimal. There will be no additional premiums in the future, and it will cover you throughout your period of ownership and protect you for warranties you make if and when you sell your property.
