- responds to all maintenance calls/complaints, records disposition on
numbered work orders, returns actions copy report to property supervisor;
- repairs covered by the property management agreement within his/her skill
level;
- performs preventative maintenance: caulking; gutter cleaning; changing
filters in common HVAC; oiling motors; exterior window washing; exterior
painting leveling and servicing AC compressors;
- grounds maintenance; general clean-up; fertilization and watering;
- erosion repairs; spraying of trees and shrubs; raking and mulching; and
janitorial services.
